Milan is reinventing itself.
With plenty of greenery and sustainable building in a zero-emissions district. Within sight of this ambitious major project is the Talea residential complex, with 35 living units where sustainability and optimal quality of living are just as important. This means the building fits perfectly in its urban planning context.

Changes are afoot in Milan’s north. In the district of Precotto, they’re rethinking living and building along sustainable lines. The whole area is undergoing an upgrade. Greco Breda, the city’s former freight station, has been incorporated into the major refurbishment project “Reinventing Cities”. Where today abandoned tracks lead nowhere, “L’Innesto” is under construction: Italy’s first emissions-free district, with environmentally friendly residential units, charging stations, carsharing and plenty of greenery.

Within sight of this innovative reusage project is the Talea residential complex. Across an area of 2,800 square metres the new-build complex houses 35 apartments rated energy class A, distributed over seven storeys. Two subterranean levels provide space for garages and bicycle storage. The building looks out onto greenery, the public park next to Via Bernardo Rucellai, which opened in late 2024 as a place for social encounters, rest and relaxation.
Talea is the work of local company Rusconi in cooperation with the architectural practice Beretta Associati – a 100-percent Milanese undertaking. The result is architecturally sophisticated and aesthetically restrained, with warm tones and geometric forms and volumes embedded harmoniously in the urban setting. With their modern, angular frame shapes, the Finstral windows complement the style of the building. All apartments benefit from natural light. Large loggias and sliding elements with slim frames ensure maximum light in every apartment. Some of them boast almost double-height proportions – with top lights, the glazing extends up to four metres high.

On the ground floor there is an inviting communal space for parties, while the seventh floor offers a coworking space and vegetable gardens for residents.

Large areas of glazing with only narrow frames guarantee magnificent views and maximum daylighting.
The developers ensured a high standard of formal aesthetics in the design, but equally important factors were sustainability and high quality of living – both within the living units and in the entire ensemble. “The Talea apartments are primarily conceived as highly liveable spaces with outdoor areas that can be used all year round,” explains project developer Stefano Rusconi. One special plus: on the seventh floor the residents have their own private garden where they can grow fruit and vegetables.
The building has no gas connection and the mechanically operated ventilation ensures thermal comfort and clean air year-round with minimal environmental impact. With optimal insulation against heat and cold and a long service life, the windows also contribute to the sustainability of the building.

Building connection
In the wet construction phase, the FIN-Fix mounting frame and the corner posts were installed for the generously proportioned balcony glazing. Only when this messy work was finished were the fixed glazing and sliding door installed. This prevented damage to the valuable elements in the construction phase.
